Built for Strata Managers and Councils

Strata work lives or dies on paperwork and predictability, so that's what we lead with. Western Australia has more than fifty thousand strata schemes and well over ninety thousand people living under strata or community title, and every one of those buildings has a council that needs a quote it can table, a program it can budget, and a contractor whose paperwork doesn't create work.

John R's body corporate review is the one we'd point any council to, "a multi storey window clean for our body corporate common areas, punctual, professional and a great standard of workmanship", and Jenny's apartment on the 4th and 5th level shows the height side, "windows and balcony glass, inside and out".

Common Property, Lot Property and Who Pays

The question every strata quote turns on. On most WA schemes the external face of windows, the facade glass and balcony balustrades are common property, so the strata company maintains them and window cleaning sits in the admin fund as routine maintenance, budgeted at the AGM.

Interior glass inside a lot is usually the owner's, which is why we quote the building program for the council and let individual owners add interior cleans off the same visit at their own cost. We'll set the scope line wherever your scheme's by-laws put it, and the quote shows the split so the council can see exactly what the fund is paying for.

How Often Strata Glass Usually Needs Cleaning

Typical ranges, quoted per building:

  • Monthly for Lobby, lift lobby and stairwell glass
  • Facade and balcony glass, quarterly to twice a year, quarterly on river-facing or coastal buildings
  • Full building program including high sections, annually at minimum
  • Gym, pool and common-room glazing, on the common-area cycle

What's Included In Every Visit

  • Common-area glass on a fixed cycle the council can budget around
  • Facade and exterior windows reached from the ground to six storeys, no swing stage, no abseil booking
  • Balcony glass and balustrades spot-free with pure water, scheduled so residents get notice
  • Individual apartments off the same visit, one van, one day, owners billed separately
  • Photo report upon request

How We Work With Residents

Before the first visit the strata manager gets a schedule to circulate and a short notice we've written for the noticeboard and the building app, balcony glass is worked in a predictable sequence so nobody gets a surprise at their sliding door, the team is the same recognisable faces every cycle, and anything a resident raises comes back to us through your manager rather than the other way round.

Strata Window Cleaning Questions, Answered

Six storeys from the ground, which covers the great majority of Perth's apartment stock outside the tower precincts. Above six storeys is rope-access work and we'll refer you honestly.

Per building, on glass area, storeys and access, with annual or quarterly programs earning better rates than one-offs. The quote is itemised by area, common property and optional lot interiors shown separately, so the council can table it as-is. Our published prices are here.

Common property glass is the strata company's, funded from the admin fund as routine maintenance. Interiors inside a lot are the owner's. The quote shows both lines so nobody argues about it at the AGM.

Before work starts, always, certificates of currency, SWMS and risk assessments, plus inductions at quote stage, and the certificate is re-issued to your manager every renewal.

A schedule and a noticeboard notice supplied to the manager before the first visit, a predictable balcony sequence, and the same team every cycle.

Yes, tell us the meeting date and you'll have an itemised program quote the council can vote on, with monthly, quarterly and annual options priced side by side.
